Terms & Conditions

By booking and staying at our serviced accommodation, you agree to the following terms and conditions. Failure to comply may result in cancellation, additional charges, or legal action where applicable.

Booking and Payment
- Full payment must be received before check-in unless otherwise agreed.
- All bookings are subject to availability and confirmation.
- Prices are subject to change without prior notice.
- Booking platforms: where a booking is made through a third-party platform (including but not limited to Airbnb, Booking.com, VRBO or Expedia), that platform's terms and conditions shall also apply. In the event of any conflict, the platform's terms shall take precedence where required.
- No assignment or resale: bookings may not be transferred, assigned, sublet, resold or otherwise made available to any other person without the prior written consent of SKRN Properties Ltd.

Security Deposit
- A refundable security deposit of £300 is required before check-in.
- The deposit will be refunded within 7 days after check-out, provided no damages, rule violations, or outstanding charges occur. Any deductions will be supported by photographic evidence, invoices, receipts, or other reasonable evidence where applicable.

Chargebacks and Payment Disputes
- Guests agree to contact SKRN Properties Ltd directly regarding any dispute relating to a booking, payment, security deposit deduction, contractual charge, damage charge or additional fee before initiating a chargeback or payment dispute with their card issuer or payment provider.
- SKRN Properties Ltd reserves the right to provide evidence supporting any charge, deduction or contractual charge in response to a chargeback or payment dispute.
- Where a chargeback or payment dispute is found to be fraudulent, unjustified or made in bad faith, SKRN Properties Ltd reserves the right to recover any reasonable administrative, legal, debt recovery or associated costs incurred.

Minimum Age Requirement
- The lead guest making the booking must be at least 21 years of age and may be required to provide proof of age upon request.

Arrival and Departure
- Check-in time is from 3:00pm.
- Check-out time is by 10:00am.
- Early check-in and late check-out may be available subject to prior approval and availability. A charge of £10 per hour applies.

Identification and Guest Responsibility
- Guests must provide valid identification before check-in.
- The lead guest is responsible for all members of their party and any visitors.

Nature of Booking
- The booking is for temporary accommodation only and does not create a tenancy, lease, licence to occupy beyond the booked period, or any other right of occupation. Guests acknowledge that the booking is for leisure, business or temporary accommodation purposes only.

House Rules and Conduct
- No smoking: guests are not permitted to smoke inside the property. This will result in a £150 contractual charge to cover additional cleaning, deodorisation and loss-of-income costs resulting from the property being unavailable for immediate re-letting. This will be taken from your security deposit or via your original booking payment.
- No drugs: possession, use, supply, storage or consumption of illegal drugs at the property is strictly prohibited. Any guest in breach will be removed from the property with immediate effect and charged a £300 contractual charge.
- Fire safety: guests must not tamper with, interfere with, cover, disable or misuse any fire alarm, smoke detector, carbon monoxide detector, emergency lighting, fire extinguisher or other safety equipment. Any breach may result in immediate termination of the booking, forfeiture of the security deposit and additional charges.
- Dangerous materials: guests must not bring any hazardous, flammable, explosive or otherwise dangerous substances, materials or equipment onto the property.
- No solicitation, escort services or illegal activities: the property must not be used for prostitution, escort services, solicitation, adult entertainment, drug-related activities, or any unlawful purpose. Any breach will result in immediate termination of the booking without refund, forfeiture of the security deposit, and a £500 contractual charge. SKRN Properties Ltd reserves the right to recover any additional losses, damages, legal costs or expenses incurred and may report the matter to the police or other relevant authorities.
- No parties or events: guests are not permitted to host any parties or events on the premises without prior written consent. Breach of this rule will result in a £250 contractual charge.
- No pets: guests are not permitted to have any pets within the property. This will result in a £200 contractual charge.
- Behaviour: guests must conduct themselves appropriately, comply with house rules and respect the property. No excessive noise is permitted. Quiet hours apply between 11:00pm and 7:00am. Please respect the neighbours by entering and leaving the property quietly, especially at night.
- Number of guests: guests agree to adhere to the number confirmed at the time of booking; should this need to change, please contact the host for prior approval. Unauthorised additional guests may result in immediate termination of the booking and an additional charge of £50 per guest, per night.
- Internet and property use: guests must not use the property's internet connection, facilities or equipment for any unlawful, offensive, fraudulent or illegal activity.

Visitors
- Guests may receive visitors during their stay. The lead guest is responsible for the conduct of all visitors. Visitors must not stay overnight unless previously approved by the host and included within the booking. Unauthorised overnight guests may incur additional charges and may result in termination of the booking and/or forfeiture of the security deposit.
- Any violations may result in immediate eviction without refund and forfeiture of the security deposit.
- Guests authorise SKRN Properties Ltd to deduct any contractual charges, damage charges, cleaning costs, additional guest charges, or other sums due under these Terms and Conditions from the security deposit and/or the payment card used to secure the booking.

Liability and Damage
- Guests are responsible for any loss, damage, theft, breakages, excessive cleaning requirements or costs arising from their stay, including but not limited to: missing items; excess cleaning; stains; lock replacement; lost keys (which may incur a replacement charge and, where necessary, the cost of replacing locks and issuing new keys); and call-out charges.
- Nothing in these Terms and Conditions excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability which cannot legally be excluded. Subject to this, the property owner/management shall not be liable for loss, damage, theft or injury sustained by guests during their stay.

Cancellations and Refunds
- More than 30 days before check-in 100% refund
- 14–29 days before check-in 50% refund

Property Access
- SKRN Properties Ltd reserves the right to access the property at reasonable times for inspection, maintenance, repairs, or where a breach of these Terms and Conditions is suspected. In the event of an emergency, immediate access may be required without prior notice.

Force Majeure
- SKRN Properties Ltd shall not be liable for any failure to provide accommodation or services due to circumstances beyond its reasonable control, including but not limited to utility failures, severe weather, government restrictions, natural disasters, or other force majeure events.

Privacy and Data Protection
- Guest information will be processed in accordance with applicable UK data protection legislation and will not be shared with third parties except where required by law or for the administration of the booking.

Severability
- If any provision of these Terms and Conditions is found to be invalid, unlawful or unenforceable, the remaining provisions shall remain in full force and effect.

Third Party Rights
- A person who is not a party to these Terms and Conditions shall have no right to enforce any term under the Contracts (Rights of Third Parties) Act 1999.

Governing Law & Jurisdiction
- These Terms and Conditions shall be governed by the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

Acknowledgement
- By proceeding with the booking, you acknowledge and agree to abide by these Terms and Conditions. SKRN Properties Ltd reserves the right to update these terms without prior notice.
